General Information

The investment opportunity is an income producing RV storage which is leased to a mix of recreational, personal, and commercial use vehicles. There are several acres of uncovered parking which could be converted to enclosed or shade covered spaces for additional rents.

The improvements consist of one office building totaling 800 square feet and steel shade structures covering approximately 90,000 square feet. Gilbert is located in Maricopa County, southeast of downtown Phoenix. Gilbert is surrounded on the south and west by the City of Chandler (pop. 249,146) and the north and east by the City of Mesa (pop. 457,587). The population of the entire Phoenix – Mesa – Scottsdale MSA exceeds 4,340,000.

Covered, uncovered and enclosed RV/boat storage has historically done well in this market due to a high number of RV/boat ownership, proximity to boating and camping destinations and wide spread home owners association rules preventing storage of boats and RVs in residential neighborhoods.
