General Description

The proposed location for developing a new self storage facility consists of approximately 3.56 +/-acres with direct frontage on US Highway 60 (Superstition Freeway) in Gold Canyon, Arizona. The land is already approved for self storage development. In addition, the Arizona Department of Transportation has already approved a direct curb cut from the highway eliminating a potential development delay.

Using single story self storage building construction , the facility is envisioned to be 79,050 gross square feet, plus a two story office/manager residence of 2,700 square feet and 18 – 10 x 30 covered RV & boat storage spaces. Using this configuration, which would be subject to final engineering and design approval, the facility is projected to have 66,075 net square feet of self storage units and the 18 covered spaces.

Market Overview

Gold Canyon Arizona is city located at the edge of the Phoenix MSA in Pinal County about 45 minutes east of the Phoenix Sky Harbor airport. The area is considered by many as an upscale community that has many affordable homes. Gold Canyon is adjacent to the Superstition Mountain Wilderness and at the foothills of Superstition Mountain, which offer thousands of square miles of public land for hiking, bike riding, photography, camping and other outdoor sports.
