Market Information

As Arizona’s most prominent city on the international border, Nogales has been described as the true pathway into Mexico’s fabled lands, and for good reason. Nestled in the mountain pass at the border’s edge, this city offers a unique combination of historic allure, but with modern opportunity. While its location in Arizona makes it perfect for a high-degree of economic activity, Nogales also continues to attract new residents and expand its metropolitan area.

Home to four International Ports of Entry, the city is a regional hub for international commerce. What this means for investors is the ability to tap into the Sun Corridor Trade Region, which also includes the Tucson and Phoenix metros, but at reasonable prices. Due to its position on the border, this small city has billions of dollars of economic activity pass through its gates every single year. And because it serves as a major stop on the CANAMEX Corridor, the highway linking Mexico, the United States, and Canada, Nogales is poised to benefit from increasing trade over the coming years. And as this trade route is improved and enlarged, the city can only offer up more commercial investment options. In addition, Nogales also serves as the final destination to the state’s Interstate 19 before the US-Mexico border, giving it an advantage over other cities throughout the state.

Yet, the commercial and redevelopment possibilities for Nogales remains a hidden gem for Arizona. Property throughout its downtown area is affordable, while still possessing the necessary investor potential for added value in decades to come. And the surrounding land is unquestionably well-suited to new developments, both commercial and residential. In recent years, the city has even seen an influx of international investment alongside its sister city, also named Nogales, on the other side of the US-Mexico border. This increased investment has brought in millions of dollars while creating thousands of new jobs in the area. And it appears to only be the beginning. As more companies see the interest here, the city will begin to maintain a diverse range of industries and attract further attention.

Nogales is primed to become a breakout community along the likes of Tucson. Recent decades have been distinguished by large population growth, sometimes as much as double digits. New residents continue to be attracted to the area for its scenic beauty and many outdoor activities. And with the nearby Santa Rita Mountains, Nogales also is starting to see its own fair share of tourism from mountain bikers, nature-enthusiasts, and photographers. With all these additional residents and visitors as well as the burgeoning economic activity, the city is in want of discerning commercial investors to further invigorate and enliven its streets and neighborhoods. Investors keen to find areas on the cusp of major growth, yet with potential that remains affordable, need look no further than Nogales.
